Dear Settlement Homeowners,
It's hard to believe we're almost halfway done with 2014 and
now headed towards the heart of summer. The HOA Board wanted to take this
opportunity to update you about the Board's activities and a few upcoming
events.
Financial Health
- The Board is proud to report the HOA is in strong
financial health. We collected 2014 HOA Dues from 61 of 63 homeowners,
with the remaining two pending resolution with the Board. Thank you very
much for your timely commitment to keeping The Settlement a great place to call
home, and allowing the HOA to fully fund its operating budget.
- Our operating budget for 2014 is $10,635.00 allowing for
projected excess funds of $1,065.00 to be deposited into
the HOA's reserve account. The current reserve balance is $9,225.48, with
those funds held for future capital or emergency projects when necessary.
Neighborhood Improvements
- The Board continues to focus our efforts on maintaining The Settlement's high quality and curb appeal including the maintenance of the front entrance and common areas.
- We have been working with the county and a sign vendor to replace the custom street signs for Settlement Court and Brewton Hill Court damaged due to age and weather. Special thanks go to Roni and Harvey Libow for their work in coordinating these efforts.
- We are collecting bids for new front entrance landscape lighting. In upgrading the lighting system, we will lower our current yearly maintenance, replacement and power bill costs while enhancing the landscaping and visibility of the entrance from Walthour. We expect this project to be done mid-summer.
- The Board agreed to a new yearly maintenance agreement to service The Settlement's well and irrigation systems. Previously, these systems were only sporadically checked leading to incorrect watering schedules or lack of watering altogether. In light of some minor maintenance this year, the Board realized a proper service plan would benefit the watering needs of our entrance, park and common areas.
